According to the latest data from the Canadian Real Estate Association, April 2025 showed a modest uptick in sales activity, a surge in available listings, and price stabilization. Here's what it all means for you.
A Market That Benefits Buyers
Active listings in Sarnia-Lambton have jumped by nearly 20% from April 2024, giving buyers significantly more choices than they've had in recent years. In fact, inventory levels are almost triple what they were in April 2022. With 604 active residential listings and 3.5 months of inventory, buyers now have the time and options to shop more carefully—and negotiate more confidently.
Even more encouraging for buyers: prices have cooled off. The average price of a home in Sarnia-Lambton sits at $550,878, a modest 0.4% increase from last year, but still down from the pandemic highs. The median price, often a better reflection of the typical home, is actually down 3.1% year-over-year to $498,900.
What Sellers Should Know
While it's not the lightning-fast market of 2021 or 2022, homes are still selling—and for strong prices if they’re marketed and priced properly. The sale-to-list price ratio sits at 97.7%, meaning most sellers are still getting close to their asking price. However, median days on market have risen to 22 days, so patience and strategic pricing are key.
